Project: Eagle Ridge at Genoa

Description:
Site: Located in foothills of Genoa, Eagle Ridge is a 1,005-acre residential subdivision comprised of 56 3- to 5-acre building lots with two very large parcels for either private or public acquisition.

Challenge: The private owner/developer’s vision required that the community complement the natural surroundings and safeguard streams and forests. Eagle Ridge’s steep terrain challenged us to minimize the cost of improvements on the steep site; maximize the view and accessibility to lots; avoid avalanche and debris flow areas; and work with the U.S. Army Corps of Engineers to permit the crossing of jurisdictional stream beds. R.O. Anderson was engaged to prepare conceptual development and detailed improvement plans, and provide construction services for the subdivision.

Solution: We used the Cluster Provisions of Douglas County Code to achieve the owner’s objectives, including successfully avoiding earthquake faults and avalanche and debris flow areas; locating driveways appropriate for site distances; mitigating scars from utilities; orienting streets for maximize sun exposure to melt snow and ice; minimizing the visibility of the community water storage tank; preserving native trees; and locating building sites on lots that would minimize impacts to stream course. Additionally, we designed roadways to reduce onsite and offsite sewer improvement costs by avoiding the need for a lift station and several miles of sewer line.
