Site: Chichester Estates is a 210-acre, 900-unit urban residential development located in the heart of Gardnerville.
Challenge: Creating the largest subdivision in Gardnerville, R.O. Anderson was charged with solving challenges including the lack of available utility infrastructure; neighbor resistance during project entitlement and permitting; and a project site impacted by jurisdictional wetlands and primary flood plain. We served as the engineering and surveying firm for all phases of this 11-year project. Working intimately with the property owner and the project developer, R.O. Anderson provided planning entitlement and detailed design of both onsite and offsite improvements, permitting assistance and construction services.
Solution: Our existing, cooperative relationships with the agencies having jurisdiction in the area facilitated the project’s entitlement and permitting processes. We worked extensively with the Nevada Public Utilities Commission to add Chichester Estates to the Gardnerville Town Water Company service area and with the U.S. Army Corps of Engineers to avoid, minimize and mitigate the potential impact of the construction project to the adjacent wetlands.
