Project: David Walley’s Hot Springs Resort & Spa

Description:
Site: David Walley’s Hot Springs Resort and Spa is a 105-unit timeshare development located south of Genoa.
Challenge: The constantly evolving, multiple-phase development included constraints such as steep terrain, active earthquake faults, reduced sight distances when accessing the adjacent state highway, proximity to a flood plain, as well as a major irrigation slough, high groundwater and numerous underground springs. Quintus Resorts retained R.O. Anderson to assist in the projects master plan by coordinating with the project architect. We were responsible for building and parking locations, utilities, grading and drainage improvements, planning and designing. Since the project’s inception, we have also been responsible for all project entitlements and local approvals.
Solution: This long-term project’s multifaceted administrative and physical elements have required special attention and a strong working relationship with the owner and other design professionals. Our intimate knowledge of local design practices and permitting requirements have helped keep the development moving forward smoothly, while we’ve addressed specific physical challenges by incorporating retaining walls, water-quality systems, a French drain and rock stabilization techniques. The R.O. Anderson team is the only professional design group that has been retained throughout the development process for this project.
