Project: Oak Harbor Remodel

Description:
Challenges: The client envisioned a remodel of the existing ranch home into two homes. One side of the ranch would be preserved and remodeled with a second story, while the other called for a complete demolition and remodel into a two-story home. In addition to the unique property and remodel requirements, we were challenged by the home’s older materials and methods of construction, which needed to be updated to current code. There were also zoning and setback requirements; environmentally sensitive issues due to the harbor setting, which prohibited expanding the home’s footprint to the bay; and significant sewer system adjustments. The owner also requested that design be commensurate with the historic and sensitive nature of the area, maximize views and achieve maximum streetscape value for resale purposes. The homeowner engaged R.O. Anderson to prepare both the architectural and structural designs for this significant remodel, including evaluating the existing structural components for current code requirements and designing the necessary retrofits to safely meet these standards.

Solution: Under the various constraints, R.O. Anderson was able to successfully design and permit the new homes. To meet the challenges of this project we worked closely with the owner and the selected builder to determine creative solutions to the difficult constraints imposed by the owner’s wishes and needs to retain a significant portion of the structure. By necessity, this required developing alternatives, considering cost implications and arriving at a feasible and successful solution. The demolition phase is now complete, and final construction permits have been issued for first phase of the project.
